Role Overview The Leasing Manager will operate independently and/or lead a small leasing team as assigned, working closely with the Head of Department to deliver leasing performance in line with company and departmental KPIs. This role plays a key part in driving occupancy, revenue growth, and tenant mix strategy for a large-scale shopping center.
Key Responsibilities
1. Leasing execution
Handle leasing activities independently, including negotiations on rental terms, lease duration, and tenant obligations for both new and existing tenants.
Manage the end-to-end leasing lifecycle: tenant inquiry, negotiation, contract signing, store opening, lease renewal, and early termination when applicable.
Ensure assigned leasing targets are achieved in accordance with the approved leasing concept, including revenue, occupancy, and rental rate objectives.
2. Leasing & retail planning
Develop and implement leasing strategies to attract new brands while retaining existing tenants.
Propose trade mix, brand mix, and rental strategies aligned with the mall’s positioning, image, and long-term commercial goals.
3. Tenant relationship management
Act as the primary contact point for tenants, addressing enquiries, concerns, and issues in a timely manner.
Build and maintain strong, long-term relationships to enhance tenant satisfaction and retention.
4. Market analysis & reporting
Monitor market trends, competitor activities, and tenant sales performance.
Prepare periodic leasing performance reports and updates for management review.
5. Team support & leadership
Support the Senior Leasing Manager in managing and guiding the leasing team.
Monitor team performance against leasing targets and approved budgets.
Follow up on leasing transactions, provide deal support, and ensure timely closure.
Coach, motivate, and develop leasing staff to ensure compliance with company policies and achievement of KPIs.
6. Budget & forecasting
Assist in the preparation of annual rental budgets and leasing forecasts in coordination with the Senior Leasing Manager.
7. Compliance & governance
Ensure all leasing activities, documentation, and contracts comply with internal policies, SOPs, and relevant legal and regulatory requirements.
8. Cross-functional coordination
Work closely with internal departments such as Lease Management, Marketing, Operations, and Finance to ensure alignment between leasing activities and overall business objectives.
9. Additional duties
Perform other tasks as assigned by the Head of Department.
Job Requirement
Qualifications & Experience
Bachelor’s degree in Business Administration, Marketing, or related fields; MBA is an advantage.
Minimum 5 years of hands-on experience in shopping center leasing.
At least 2 years in a supervisory or managerial capacity with team management exposure.

Strong understanding of the retail leasing market and shopping mall landscape in Ho Chi Minh City, with a solid industry network.
Proven commercial acumen with strong negotiation and business development skills.
